SCHEMATIC DESIGN
Building on the insights gathered during programming, we develop functional, efficient layouts that enhance flow and usability throughout your space. This stage brings your vision to life in a tangible way, as we begin exploring finishes, materials, and design concepts. Our goal is to create a cohesive plan that balances style and practicality, providing a clear preview of how your space will look and function.

DESIGN DEVELOPMENT
Once the layout is finalized, we refine every element of your space, from finishes and fixtures to custom millwork and lighting. Detailed drawings, elevations, and specifications are prepared to clearly communicate the design objective to contractors and trades. This ensures that your vision is executed accurately, creating a space that is both beautiful and functional.

CONTRACT DOCUMENTS
We prepare comprehensive contract documents that outline the responsibilities of both the designer and the trades. These include construction plans, ceiling layouts, power and data plans, elevations, sections, doors and windows, floor finishes, room schedules, and specifications. By providing this level of detail, we ensure everyone involved has a clear understanding of the project, keeping everything organized and on track for a smooth construction phase.
TENDER & PRICING
Whether you’re still selecting a contractor or have already chosen one, we guide this stage to ensure the project moves forward efficiently. For new selections, we share your project with a group of trusted trade partners, coordinate site visits, and review proposals to help you make informed decisions. If a contractor is already in place, we work directly with them to confirm details, clarify responsibilities, and ensure the design vision is fully understood. Our goal is to set the stage for a seamless construction process from start to finish.

CONSTRUCTION OVERSIGHT
Interior design doesn’t end with the plans — we stay involved throughout construction to ensure your project is executed with precision. Unexpected challenges can arise, and we work closely with you and the trades to address them quickly and effectively. From site visits to problem-solving, we are there every step of the way keeping the project on track, maintaining the design vision, and giving you confidence that your space will be completed exactly as planned.
